HOUSING Leasing
Team
- Maintain
waiting list for students, staff,
residents, and fellows of UTHSC-H, Baylor, and M. D. Anderson.
- Make
preparations pertinent to all aspects of leasing procedures such
as: Make readies, Lease packets,
Utilities, Cable TV, Carpet
assessment, Cleaning, and Application Procedures.
- Compiles
statistical information reflective of the makeup of customer usage
on a monthly
basis.
- Conflict
and Dispute Resolution begins with this team.
Marketing
Team
- Develop
marketing strategies with the needs of the following communities
as the scope: UTHSC-H, Baylor, and M. D. Anderson.
- Maintain
membership in organizational structures that provide information
specific to
the Apartment Industry.
- Compiles
statistics on market rates for the immediate area.
- Maintain
knowledge transfer specific to new and changing trends in the public
industry
as well as legislative mandates which
impact University
Housing.
- Prepare
a newsletter for dispersal of information critical to customer awareness.
Accounting
Team
- Perform
all rental collection and bookkeeping for University Housing.
- Handle
the interaction between fund collection and FMS.
- Maintain
the Petty Cash Fund.
- Handle
collection of delinquencies specific to NSF checks and nonpayment
issues.
- Maintain
ledger records and late charges as well as account balances.
- Coordinate
special accounts dealing with journal vouchers and departmental
payments for service.
Purchasing
Team
- Coordinate
FMS transactions.
- Provide
a point of contact for contracted vendors as well as Support Services.
- Maintain
inventory of capital equipment.
- Serve
as a source of information and assistance to the Maintenance Team.
Complaint
Response
Team
- Facilitate
communication regarding resident concerns.
- Investigate
resident claims.
- Expedite
repairs and resolve situations with customers and business
in mind.
- Improve
processes when necessary.
- Confllict
and Dispute Resolution ends with this team.
Construction
Team
- Planning
of new construction projects on the complex.
- Repair
of existing structures at University Housing.
- Implement
special building projects for other departments in Auxiliary Enterprises.
- Estimate
cost of materials and labor for all projects.
- Ma. intain
an inventory of tools and materials.
Painting
Team
- Paint
all vacant apartments.
- Replace
wallpaper in apartments as needed.
- Paint
exteriors of buildings
- Stripping
of parking areas on the complex and in other departments within Auxiliary
Enterprises.
- Implement
special projects in other Auxiliary areas.
- Maintain
an inventory of applicable supplies.
Make-Ready
Team
- Repair
or replace all appliances in vacant units.
- Check
and replace all electrical items and A/C filters as needed.
- Install
vertical blinds in all applicable units.
- Act as
liaison with the contracted extermination company.
- Maintain
pool and inventory of pool supplies.
